Especially in Mallorca, many owners are not on site all year round. That makes it even more important to have a local contact who knows the property, understands technical issues properly, reacts quickly when needed and keeps presidents, property managers and owners clearly informed.

Team RiFu’s work on Mallorca goes back to 1997. Over the years, the company structure has changed, but the practical focus has remained the same: local presence, technical support, fast help and reliable service for properties, owners’ communities and holiday complexes.

The names of the former and current companies also follow a small historical connection: La Pinta, La Niña and Santa María were the three ships with which Columbus set sail. Our Spanish companies followed this same chronology – from La Pinta Balear to La Niña Balear and today’s Santa Maria Balear.

Today, Santa Maria Balear continues this work under the shared Team RiFu name: maintenance, technical support and practical assistance for owners’ communities, apartment complexes and properties around Cala d’Or and south-east Mallorca.

Grown through quality – focused by conviction

Between 2000 and 2010, Team RiFu grew significantly on Mallorca. Alongside the long-standing support of large residential complexes, the team also looked after numerous additional owners’ communities, high-quality holiday properties and demanding projects across Mallorca.

This also included properties in the high-end international segment, where it was not only about technology and maintenance, but also about discreet processes, perfect preparation, reliable guest support and high quality standards.

At the same time, Team RiFu drew a clear conclusion from this experience: not every area of Mallorca fits the level of service we want to provide. Owners’ communities in Palma or in more remote parts of the island may look interesting on paper. In practice, however, distance, traffic and response times mean that emergencies cannot always be handled as quickly as our own standards require.

That is why today we deliberately focus on Cala d’Or and the south-east of Mallorca. We do not want to be a little bit present everywhere on the island, but to work reliably in the areas where we can react quickly, truly know the properties and take long-term responsibility.

Reference since 2002: Residencia Cala Dorada

An important reference property for Team RiFu’s work is Residencia Cala Dorada in Cala d’Or. This high-quality residential complex was planned and built by a Swiss developer and includes 86 apartments.

Since 2002, Team RiFu has been responsible for the ongoing maintenance, care and technical support of the shared facilities there. This includes, among other things, the pool maintenance of a 50-metre swimming pool with jacuzzi and separate children’s pool, around 600 m³ of water, the cleaning and care of terraces, pathways, staircases and service areas, as well as garden maintenance and technical support for the shared infrastructure.

The real value is not only in regular maintenance. Team RiFu also supports owners’ communities with the planning, implementation and supervision of new projects: modernisation, smart control systems, technical upgrades to the infrastructure, security systems, lighting, wastewater technology and water supply.

One example is the modernisation of the water supply system at Residencia Cala Dorada. After years of recurring problems, the system was technically redesigned and implemented together with an engineer from the German company Grundfos, specialised local pump technicians and Team RiFu. Since the installation of an intelligent control system, the water supply has been running reliably and without the previous issues.

What Team RiFu takes care of for owners’ communities

Every residential complex is different. That is why the exact scope of services depends on the size, technical equipment, condition, usage and desired response time. Typical tasks, however, include:
